Does having an executive suite that is “all inclusive” really help my business save money?

It depends. It’s nice and extremely convenient to have an office to just move right into without worrying about getting furniture, equipment, etc. Finding out what you are really receiving for your money and if it’s worth the monthly cost is where you need to start. The best way to do that is to look at some executive suite centers that do not include everything and break it down by services. Sometimes the all inclusive feature has services that you will never use or they charge a lot of overage for their furniture or phone answering. If it’s a difference of say $100 per month or less, it is probably worth it, but if you are talking hundreds of more dollars per month or per annum, then you need to reconsider your decision. Also always make sure that you will not receive a high rent increase after your initial term with any center.  Always ask if the manager can give you a cap rate or an option to renew at the same rate after the initial term. They will work something out with you  to keep your business.

My company wants a Southern Nevada address, but I’m leery about doing business in Las Vegas. Any ideas?

There are so many misconceptions about Las Vegas. People think that there are strip joints on every corner and people that live here all work in casinos and gamble every day. Yes we have casinos, but we are also one of the top shopping meccas in the world and have thousands of wonderful restaurants and businesses OFF of the Las Vegas Strip. What is the best way to finding a place with an on-site receptionist to sign for packages and greet my clients when dropping off information for my business?

The best way to find what you are looking for is to do a computer search and type “Las Vegas Virtual Offices” or “Las Vegas Mailing Address” into your search engine. Several choices will pop up – so contact a few different centers and ask if they have a live receptionist on staff.  There are a some executive suite centers that offer virtual offices, but the receptionist is a remote one and not someone right in the building. Remember, the receptionist is your first link to the outside world and it is important they take care of your business needs.

I was promised incentives when I signed an executive suite lease and now they are backing out and saying I should have signed a 1 year lease. What should I do?

Unfortunately I hear this alot. I’ts also unfortunate that your experience with an executive suite has not been a good one from the beginning. Executive suite centers are offering incentives to get you to sign a lease because there is so much competition out there right now. The leasing agent should have been more specific about the incentives. Also, you should have asked a lot of questions before signing like “do these incentives apply to any lease or do I need to sign a longer term?” or if you looked at an advertisement to get you into the center, did it say anything about getting incentives for a specific lease term. You have signed the lease and, although you have not stated your lease term, what I would do is go to the leasing agent or manager of the center and tell them you are extremely unhappy. If they are smart, they will work with you so that they do not lose you as a tenant. You might not get all of the incentives and they will most likely not let you out of your existing lease, but they may give you something that makes you more comfortable with your decision. Do your research before you sign a lease agreement – you research homes, cars, vacations, etc., so why not office space????

So many people come by and view our building and want to see the “cheapest” office available and expect to find a luxury executive suite for around $350 to $400 per month. What they don’t realize or understand is that executive suites are not like “traditional” office space that runs anywhere from $1.85 to $2.60 per square foot. A lot of businesses are “downsizing” and when they get into pricing of executive suites, they are stunned to find that they run so much more per sq. ft. Executive suites include many amenities such as phone lines answered by a professional receptionist, internet, conference rooms, utilities, janitorial and so much more that you had to pay extra for in your traditional space. The best part is, you do not have to sign a long term lease (3 months is usually the minimum). An executive suite will run anywhere from $4.00 per square foot up to $11.00 per square foot for a luxury, Class “A” turnkey suite, so you will not find bargain basement pricing! People need to educate themselves with regard to executive suites and be realistic in their expectations.  A lot of executive suite centers will work with you on pricing, but don’t expect the $1.85 to $2.60 per square foot thing, it’s just not there!

Stay in business with a Las Vegas Address Plan

Due to the market change, some businesses are forced to either downsize or close. If you want to try and stay in business I suggest doing a temporary license posting until you can figure out how to keep your business going. Just make sure that whoever regulates your business will allow you to just hang your license without office space. For as little as $75 per month a lot of executive suite centers are offering a license posting at a premier Las Vegas office building in which to receive mail, mail sorting (forwarding upon request), access to business machines, access to conference rooms. If you need a phone line answered, it will be a little more per month. What are the usual sizes/What is included in an Executive Suite?

Executive Suites are usually one room ranging in size from as little as 100 sq. ft. to as large as about 400 or 500 sq. ft.  Class “A” luxury offices are a little more and usually start at about $700 per month up to $2,500 per month or if you don’t really need a high-end suite, you could probably find something starting at about $600 per month. Some executive suite centers are “all-inclusive” meaning that they include the phone system, internet, furniture, secretary, etc. and some are set up with “basic” service and then provide a “menu” of services that are charged separately. You just need to go online and research some centers to see what is being offered. You might be able to find a tremendous deal since a lot centers are offering incentives for move-in. Don’t be afraid to ask questions, it just may help you find the best deal.

Yes, most of the executive suite centers will accept your application through fax or email and you don’t have to come in to get signed up. Just contact the center, tell them what you need and they will send out the correct information to you.  It’s a great way to start your business at a low cost!

Executive suites have been around for 20 years! It’s important when looking into getting a suite that you don’t only look at location, but also whether the business is established and the staff experienced. There are several executive suite centers that have been in business for years and keep up with the times and technology. New executive suites are popping up everywhere, it can be a successful venture if the center is run right. With the market the way it is right now, a lot of businesses are downsizing or restructuring and the executive suites can be a nice transition for the short term until the business is back on its feet and can do a larger traditional space on a longer lease.
