Unfortunately, there have been a few executive suite centers that have had to close their doors in the current market conditions. What you need to keep in mind is there are many centers in town to choose from, but the best choice would be a center that has been established for at least 3 to 5 years or more and with a good track record. If you do decide to go into a brand new center, chances are that they don’t have very many tenants yet and, if they don’t get tenants soon, they could be in jeopardy of closing because they won’t be able to meet their own obligations. You also need to find people that know what they are doing and have experience in the executive suite field. Just do your homework, ask a lot of questions to the center manager and then make your decision from there. Take advantage of some of the great incentives that office centers are offering during this time, but make sure that you get everything in writing!

Why should I have to sign a “term” lease if I only need an office for about 1-2 months until my building is done?

Most centers have a minimum lease term (about 3 months) because they don’t want a “transient” theme running throughout them. If people are moving in and out every month, it doesn’t look good for business. Some executive suites will work with you, but you will have to pay a premium rent and you won’t receive incentives for your move-in. Executive suites are designed for both temporary and long term tenancy, but also remember by the time they set everything up, you are already about to move out!

A 3 month lease term shouldn’t be a problem for any professional business. If you are that temporary, you might want to consider just doing a virtual office or address plan and not “move-in” at all, this saves you hundreds of dollars and you still have a professional business address to use.
