Do Executive Suites offer discounts if you lease more than one suite at a time?

Most will indeed give you some sort of discount for taking more than one office. However, if you take more than 3 suites, some centers will stagger the lease termination dates so that they don’t lose 4 or 5 offices at once. Each center has different guidelines, so the best thing to do is find a center in the area that you prefer to be located and just call and ask questions before you sign anything. ViewPointe offers discounts for taking more than one office as well as doing longer term leases (we only require a minimum 3 month lease) and we do not require a staggered termination on our leases.

It is essential that your clients are able to find you easily, it is also important to note the services provided and the staff support — are they friendly and helpful, what are the amenities included with the rental? Finally, is the cost of the suite within your budget and are you getting what you pay for? (is it a nice, clean, secure place to do business). Some people will have more of a budget than others, but essentially most upscale offices will start at around $700 to $800 per month. In this market you can take advantage of move-in specials. Be aware of lease terms. If you need an extremely affordable solution, you might want to consider a virtual/corporate identity plan or mail only address plan.

If you are working out of your home most of the time, but need a legitimate business address, the most economical package is a mail only address plan. For as little as $59 per month, you will have a premier Las Vegas mailing address, license posting, access to business machines, conference rooms, etc. If your business takes off, you can step up to an affordable executive suite. Executive suites themselves are economical because most centers are “all inclusive” and you don’t have to hire a secretary, pay for utilities and janitorial in addition to rent, and you can get a short term lease.  You have to look around though and see what centers are located near your home or in your projected business area and take a look at your budget to see what will work for you. If you don’t have a budget or your company pays the rent, then look for the best deal you can find which both yourself and your employer are comfortable.

Does having an executive suite that is “all inclusive” really help my business save money?

It depends. It’s nice and extremely convenient to have an office to just move right into without worrying about getting furniture, equipment, etc. Finding out what you are really receiving for your money and if it’s worth the monthly cost is where you need to start. The best way to do that is to look at some executive suite centers that do not include everything and break it down by services. Sometimes the all inclusive feature has services that you will never use or they charge a lot of overage for their furniture or phone answering. If it’s a difference of say $100 per month or less, it is probably worth it, but if you are talking hundreds of more dollars per month or per annum, then you need to reconsider your decision. Also always make sure that you will not receive a high rent increase after your initial term with any center.  Always ask if the manager can give you a cap rate or an option to renew at the same rate after the initial term. They will work something out with you  to keep your business.

I’ve looked at a lot of Las Vegas Executive Suites. I’m very confused, please help!

It’s a bit overwhelming when looking at executive suite choices. Remember, the “way” you office is just as important as the location where you office or the price. You need to check out not only the center, but the management and staff as well. It’s not simply getting an office, it is getting valuable service for your monthly rent payment. It’s best to narrow your choices to 2 or 3; maybe get something close to your home so that your commute is easier; or, if you travel around the entire Valley, get something that is centrally located. The best way to find out a good location and choice is to go on line through your search engine and type in “Las Vegas Executive Suites”. Usually the top 10 choices are there on the first page and they have been rated highly and any one of them will be a good choice for you.  Do you want a location that’s easy to find for your clients, do you want covered parking, do you want to be close to the Airport or Strip, do you want a professional image. All of these things need to be considered as well as the price. You might be surprised; sometimes the “cheapest” office is not the best choice, but the best office might be able to work with you and come within your budget. Also, always ask what’s included in the monthly rent payment. You might find an office for $600 per month, but you might have to pay extra for internet, phone answering, utilities, signage, etc. and before you know it, the price is $850! Just be careful in making your final choice. You won’t get the same price for a Class “A” suite as a Class “B” or “C” space.

What are the advantages/disadvantages of leasing in a Las Vegas Executive Suite Center that is older/newer?

That’s a good question, people might think you have an “older” building, but what does “older” really mean? What most consumers don’t realize is that some of the centers that have been in business for a while have the experience, expertise and technology that some of the newer centers may not. Just because you open an executive suite doesn’t mean it’s “run” properly. You have to be experienced and know what the market calls for and how to treat and manage your tenants. You can’t just sign them up and never see them again — it’s a hands on business all the time. You need to have fast service, preferably on-site management and keep the center looking ship shape at all times. Also, you have to be careful because a lot of new executive suites will start up and then either sell out or close down because they got into something they couldn’t handle. You are displaced and have to look yet again for a place to do business. There is a lot to be said about an established center.

Also, it is nice to be in a new building with new equipment, decor, business machines, etc. Everyone likes new stuff and the best in technology; just make sure that the staff is experienced and will take care of your business needs. Choosing an executive suite is about doing your homework — you get what you pay for. Someone down the street might be less expensive or newer, or better located; you need to really look at the “whole picture” and see what works for you.
