I need to be “centrally located, because my clients are all over Las Vegas, what’s your recommendation?

Centrally located can mean a lot of locations in town. You probably really need access to the Interstates for easy travel around the City. I suggest going online and type Las Vegas Executive Suites Close to I-215 or Las Vegas Executive Suites Close to I-15 and view the choices that come up. These locations will probably afford you the easiest and fastest way around town.

I’ve looked at a lot of Las Vegas Executive Suites. I’m very confused, please help!

It’s a bit overwhelming when looking at executive suite choices. Remember, the “way” you office is just as important as the location where you office or the price. You need to check out not only the center, but the management and staff as well. It’s not simply getting an office, it is getting valuable service for your monthly rent payment. It’s best to narrow your choices to 2 or 3; maybe get something close to your home so that your commute is easier; or, if you travel around the entire Valley, get something that is centrally located. The best way to find out a good location and choice is to go on line through your search engine and type in “Las Vegas Executive Suites”. Usually the top 10 choices are there on the first page and they have been rated highly and any one of them will be a good choice for you.  Do you want a location that’s easy to find for your clients, do you want covered parking, do you want to be close to the Airport or Strip, do you want a professional image. All of these things need to be considered as well as the price. You might be surprised; sometimes the “cheapest” office is not the best choice, but the best office might be able to work with you and come within your budget. Also, always ask what’s included in the monthly rent payment. You might find an office for $600 per month, but you might have to pay extra for internet, phone answering, utilities, signage, etc. and before you know it, the price is $850! Just be careful in making your final choice. You won’t get the same price for a Class “A” suite as a Class “B” or “C” space.

I want my professional business in a Las Vegas executive suite center that does not allow “unseemly” businesses. How do I check for this?

Well as you may or may not be aware, centers cannot discriminate against anyone; however, they do require that a rental application be filled out and a copy of their driver’s license be produced. These “unseemly” companies will probably not want to provide this information. Any reputable center will not lease space to them unless they provide a good credit rating. I suggest that you choose Class “A” space and visit the centers to see what companies are there and how they are run. It will be a little more costly, but will probably have a better client base that doesn’t mind paying a little more for premium space.

How do I go about terminating a lease that was just signed with a Las Vegas Executive Suite because my company has decided to relocate me to another state?

Each executive suite center  is different and has their own way of doing things. Did you sign a long term or short term lease?  The best thing to do is to go to the leasing manager and state your case. Maybe if you just signed it, they will just cancel the deal, but they might want some kind of damages. But if you have been there for a couple of weeks, you will probably lose your security deposit and have to pay for the time you were there or may possibly pay their minimum lease term of 3 months. If that doesn’t work, you may need to ask your corporate office if they will pay the costs since they are the ones relocating you. People are reasonable, but you have to ask and not just assume because it could damage your credit history if you don’t move forward.

A popular solution to do business in Las Vegas: Executive Office Suites!

A lot of people in Las Vegas are turning to the executive suite market for their professional businesses.  It is a great solution because the offices include the phone system, professional receptionist/secretary, internet, mail sorting, utilities, janitorial, access to conference rooms, and so much more for one price helping avoid all that costly overhead!  Also, the tenant does not have to sign a long term lease. Most places will accept a minimum 3 month lease agreement.

ViewPointe Executive Suites offers these services and much more in a Class “A” setting conveniently located close to I-215, McCarran Airport and the Las Vegas Strip. We front a major thoroughfare (Eastern Avenue), are very easy to find and we have plenty of parking available for tenants and their clients/customers. We also offer outdoor electronic reader board signage that advertises your business name to thousands of cars that pass by daily. Take a look at our website and see the difference!  We look forward to changing your perspective on how to run a successful business!

What are the advantages/disadvantages of leasing in a Las Vegas Executive Suite Center that is older/newer?

That’s a good question, people might think you have an “older” building, but what does “older” really mean? What most consumers don’t realize is that some of the centers that have been in business for a while have the experience, expertise and technology that some of the newer centers may not. Just because you open an executive suite doesn’t mean it’s “run” properly. You have to be experienced and know what the market calls for and how to treat and manage your tenants. You can’t just sign them up and never see them again — it’s a hands on business all the time. You need to have fast service, preferably on-site management and keep the center looking ship shape at all times. Also, you have to be careful because a lot of new executive suites will start up and then either sell out or close down because they got into something they couldn’t handle. You are displaced and have to look yet again for a place to do business. There is a lot to be said about an established center.

Also, it is nice to be in a new building with new equipment, decor, business machines, etc. Everyone likes new stuff and the best in technology; just make sure that the staff is experienced and will take care of your business needs. Choosing an executive suite is about doing your homework — you get what you pay for. Someone down the street might be less expensive or newer, or better located; you need to really look at the “whole picture” and see what works for you.

Why an Executive Suite?

Executive suites are designed for professional business people that want to move out of their home and into an office environment or if their company is downsizing from large traditional space. Most executive suites are turnkey. This means that pretty much all you need to bring is a laptop or pc and you can just “plug and go”. Also they are favorable because you don’t have to sign a long term lease; a lot of suites will do as little as a 3 month lease agreement so you can make sure this is the right choice for your business or if you only need it temporarily. It’s effective, affordable, convenient and a good choice for the smaller consumer.

In my existing Las Vegas Executive Suite I like my office, but I work at night and one of my “neighbors” makes a lot of noise. How do I go about solving this issue?

It’s important to want to have a good neighbor, but also be a good neighbor. Make sure the management knows about it and what type of noise it is.  Does they work at night because their company projects make some noise and they don’t want to disturb other tenants during regular office hours?  Maybe you are making loud phone calls and don’t realize it and they are compensating? Let the manager take care of it; some people have volatile personalities and it could escalate into a nasty situation if you let it get to you.

I’m handi-capable & need to lease a Las Vegas Executive Suite that has proper ADA requirements. Any suggestions?

You should look on the ADA website to see what the current requirements are met, most executive suite buildings do meet these standards because they were put in place long ago. Once this is done, look into suites that take this into consideration. Even though ViewPointe Executive Suites is not brand new, we meet the standard ADA requirements and welcome any handi-capable tenants to our buildings!
