This question is asked a lot when people come to our building looking for office space. Why would I get a 200 sq. ft. office for “x amount” when I can go down the street and get 800 sq. ft. for the same price per month? How do I choose and executive suite when it seems there are more and more each day?

You have seen more executive suites go up because builders and owners of office parks don’t know what to do about the economy and their empty space. They feel that if they turn part of that space into an executive suite center that they can get more per square foot for the cost and make money. Unfortunately with so many centers now, it not only creates more vacancies for the already existing and established centers.  It does create a “false sense of security” for the brand new center thinking that people will take small space over the larger more traditional spaces and they will eventually be full. Unfortunately with the economy the way it is right now, a lot of people are not willing to pay the cost of even a small affordable executive suite because they do not have disposable income and have to take care of their home life first. Some have elected to work from home but want an office address and conference rooms in which to meet their clients and they will do a virtual office scenario which not only saves them money, but allows them to stay in business during this economic crisis.

It’s hard to know which center to choose with so many of them offering incentives such as free rent, no deposit or huge discounts, but consider at least looking into centers that have been established for a while. It’s nice to have a fresh new state-of-the-art office, but you want to make sure they are managed properly and will be able to stay in business for the long haul. Go online and see which centers are the top 10 or 15 on the list and that will usually tell you which centers are more established and/or experienced in the executive suite field.

How can I be sure that my Las Vegas Executive Suite Center will not close down with how the market is right now?

Unfortunately, there have been a few executive suite centers that have had to close their doors in the current market conditions. What you need to keep in mind is there are many centers in town to choose from, but the best choice would be a center that has been established for at least 3 to 5 years or more and with a good track record. If you do decide to go into a brand new center, chances are that they don’t have very many tenants yet and, if they don’t get tenants soon, they could be in jeopardy of closing because they won’t be able to meet their own obligations. You also need to find people that know what they are doing and have experience in the executive suite field. Just do your homework, ask a lot of questions to the center manager and then make your decision from there. Take advantage of some of the great incentives that office centers are offering during this time, but make sure that you get everything in writing!

Why should I have to sign a “term” lease if I only need an office for about 1-2 months until my building is done?

Most centers have a minimum lease term (about 3 months) because they don’t want a “transient” theme running throughout them. If people are moving in and out every month, it doesn’t look good for business. Some executive suites will work with you, but you will have to pay a premium rent and you won’t receive incentives for your move-in. Executive suites are designed for both temporary and long term tenancy, but also remember by the time they set everything up, you are already about to move out!

A 3 month lease term shouldn’t be a problem for any professional business. If you are that temporary, you might want to consider just doing a virtual office or address plan and not “move-in” at all, this saves you hundreds of dollars and you still have a professional business address to use.
